sidewalk areas, in good and substantial state of repair, at all times during the term of this lease. <br />Additionally, Head Start hereby agrees to keep and maintain the physical plant, and fixtures, <br />including the heating and plumbing facilities, in good and substantial state of repair at all times <br />during the term of this lease. <br /> <br /> Responsibility for periodic inspections, minor adjustments and repairs shall be the <br />responsibility of Head Start. If substantial repairs should become necessary during the term on <br />this lease, Head Start may approach the County asking for a contribution toward the cost of <br />such repairs, however, nothing contained herein shall obligate the County to pay all or any part <br />of such repair expenses so long as Head Start occupies the Premises. <br /> <br /> 6. INSURANCE: Head Start shall acquire and maintain full and sufficient premises <br />liability insurance on the Premises described in paragraph one above. The County shall be an <br />additional named Insured under the premises liability insurance coverage. Head Start shall <br />further acquire and maintain adequate and appropriate fire, wind, and hazard insurance in favor <br />of Cass County Government. Head Start shall provide proof of such insurance coverage, in a <br />form acceptable to the County, on or before January 15, 2004. Failure to provide such proof <br />shall relieve County of all its obligations under this agreement. <br /> <br /> County will continue to maintain physical damage and steam boiler insurance coverage <br />pursuant to terms and conditions and coverage amounts of existing insurance policies. Proof of <br />said insurance shall be made available to Head Start upon request. Head Start shall reimburse <br />County for insurance premiums for physical damage and steam boiler coverage for the property <br />described in paragraph one above. Said payments shall be due 30 days after receipt of a bill <br />from County. <br /> <br /> <br />
