7. SUB-LEASES: Head Start may sub-lease a portion of the Premises where such sub- <br />lessee contributes, as an employee or otherwise, to the furtherance of the programs offered by <br />Head Start. To the extent such sub-leasing occurs, Head start shall continue to be responsible <br />to the County for all provisions of this lease agreement, particularly regarding premises repair <br />and insurance coverage, as though such sub-leasing had not occurred. Sub-leasing by Head <br />Start shall be permissible only with the prior written approval of the County. <br /> <br /> 8. RENEWAL AND TERMINATION: This lease may be renewed by the parties upon <br />execution of similar documents on or before January 1 of succeeding years. Head Start should <br />advise the County of its intention to renew at least 90 days prior to expiration of this agreement. <br />This lease agreement may be terminated by either party at any time and for any reason upon 90 <br />days written notice mailed to the other at the mailing address shown at the top of this lease <br />agreement. If the property is materially vacated for longer than 180 days, or put to a use other <br />than the care and housing of Cass County children, then this lease shall be null and void <br />immediately, and full control of the property shall revert to Cass County Government. <br /> <br /> 9. TAXATION: Head Start hereby warrants it is a charitable, quasi-governmental <br />organization which is considered exempt for real estate tax purposes. To the extent the <br />Premises may hereafter be subjected to special assessments certified during the term of this <br />agreement, Head Start agrees to pay the annual portions of such special assessments before <br />they become delinquent. Further, Head Start agrees to pay the annual portions of all currently <br />existing special assessments certified on the Premises, and said annual portions of currently <br />certified special assessments shall be paid within 30 days following the date of receipt of a bill <br />from County. <br /> <br /> <br />
