LEASE AGREEMENT THIS LEASE is made and entered into as of the 1st day of January, 2004, by and between Cass County, North Dakota, Lessor, (hereinafter "County"), and Southeastern North Dakota Community Action Agency, Head Start Program, P.O. Box 2683, Fargo, North Dakota, Lessee, (hereinafter "Head Start"). 1. PREMISES: The County, in consideration of the rent to be paid and the covenants to be performed by Head Start, does hereby lease to Head Start, the following described premises situated in the City of Fargo, Cass County, North Dakota: That certain building and premises located at 57 11th Avenue North, and more specifically described as Lots 13-19, Block Seven, Hector's Addition to the City of Fargo. 2. TERM: The term of this lease shall be ten calendar years beginning January 1,2004 and ending December 31,2014, subject to renewal or termination as provided in this Lease agreement. 3. RENT: Head Start agrees to pay as rent for the above described premises the sum of Twenty-Five Dollars ($25.00) per year, payable in advance on the first day of January, 2004. Such rental payment to be made to the office of Cass County Auditor, P.O. Box 2806, Fargo, North Dakota 58108. 4. SERVICES: Head Start agrees to provide and pay for the following services used on the described premises: heat, electricity, air conditioning, janitorial service, and snow removal, lawn care, and all other incidental expenses. 5.
