LEASE AGREEMENT <br /> <br />THIS LEASE is made and entered into as of the 1st day of January, 2004, by and between Cass <br />County, North Dakota, Lessor, (hereinafter "County"), and Southeastern North Dakota <br />Community Action Agency, Head Start Program, P.O. Box 2683, Fargo, North Dakota, Lessee, <br />(hereinafter "Head Start"). <br /> <br /> 1. PREMISES: The County, in consideration of the rent to be paid and the covenants to <br />be performed by Head Start, does hereby lease to Head Start, the following described premises <br />situated in the City of Fargo, Cass County, North Dakota: <br /> <br /> That certain building and premises located at 57 11th Avenue North, and <br /> more specifically described as Lots 13-19, Block Seven, Hector's Addition to <br /> the City of Fargo. <br /> <br /> 2. TERM: The term of this lease shall be ten calendar years beginning January 1,2004 <br />and ending December 31,2014, subject to renewal or termination as provided in this Lease <br />agreement. <br /> <br /> 3. RENT: Head Start agrees to pay as rent for the above described premises the sum of <br />Twenty-Five Dollars ($25.00) per year, payable in advance on the first day of January, 2004. <br />Such rental payment to be made to the office of Cass County Auditor, P.O. Box 2806, Fargo, <br />North Dakota 58108. <br /> <br /> 4. SERVICES: Head Start agrees to provide and pay for the following services used on <br />the described premises: heat, electricity, air conditioning, janitorial service, and snow removal, <br />lawn care, and all other incidental expenses. <br /> <br /> 5. MAINTENANCE AND REPAIRS: Head Start hereby agrees to keep and maintain the <br />interior and exterior of the building located upon the Premises, including the parking and <br /> <br /> <br />
