Planning Commission Minutes – October 27, 2022 3 <br /> <br /> <br />The proposed ownership and maintenance responsibility of the subdivision will be private. The <br />subdivision will use an existing 174th Ave SE road access, ditches for storm sewer conveyance, <br />rural water, and on-site septic systems for wastewater treatment. <br /> <br />Upon hearing no public comments, the public hearing was closed. <br />MOTION, passed <br />Dr. Mahoney moved, and Mr. Gust seconded to accept the findings and recommend <br />approval to the County Commission with any conditions outlined by the County <br />Planner. <br /> On a roll call vote with all in favor, motion carried. <br /> <br />4. Hearing on an application requesting a Minor Subdivision Plat of Cliffhanger Landing Third <br />Subdivision located in Section 29, Township 137 North, Range 49 West of the 5th Principal <br />Meridian, Pleasant Township, Cass County North Dakota. <br />Mr. Lougheed opened the public hearing. <br /> <br />The applicant is seeking approval of a minor subdivision entitled Cliffhanger Landing Third <br />Subdivision to plat a two (2) Lot subdivision of approximately 13 acres. According to the applicant, <br />the subdivision is requested to replat lots 1, 4, 5 & 6, Block 1, Cliffhanger Landing Second <br />Subdivision to separate the house for mortgage. <br /> <br />The proposed ownership and maintenance responsibility of the subdivision will be private. The <br />subdivision will use an existing 171st Ave SE and 52nd St SE (CR18) road access, ditches for storm <br />sewer conveyance, rural water, and on-site septic systems for wastewater treatment. <br />Upon hearing no public comments, the public hearing was closed. <br /> <br />Mr. Gust asked why there were so many lots previously. It was clarified that there was an airstrip <br />that is longer there, there will be five lots combining into two. <br />MOTION, passed <br />Mr. Gust moved and Dr. Mahoney seconded to accept the findings and recommend <br />approval to the County Commission with any conditions outlined by the County <br />Planner. <br /> On a roll call vote with all in favor, motion carried. <br /> <br />5. Hearing on an application requesting a Minor Subdivision Plat of Lilleberg Subdivision located <br />in Section 13, Township 141 North, Range 49 West of the 5th Principal Meridian, Stanley <br />Township, Cass County North Dakota. <br />Mr. Lougheed opened the public hearing. <br /> <br />The applicant is seeking approval of a minor subdivision entitled Lilleberg Subdivision to plat a <br />one (1) Lot subdivision of approximately 21 acres. According to the applicant, the subdivision is <br />requested to plat the farmstead for a newly constructed house. <br /> <br />The proposed ownership and maintenance responsibility of the subdivision will be private. The <br />subdivision will use an existing 26th St SE road access, ditches for storm sewer conveyance, rural <br />water, and on-site septic systems for wastewater treatment. <br />
