Upon approval and certification of a final plat by the Board of <br />County Commissioners, the applicant shall record the approved final plat in the office of <br />the Cass County Recorder of Deeds. <br /> <br />Section 5.02 Minor Subdivision Sketch Plan Content <br />(a) An individual seeking to divide land within the subdivision jurisdiction of Cass County may <br />provide a sketch plan to the County Planner in order to verify the process and application <br />requirements needed for plat review. It is recommended that a meeting be scheduled <br />with the County Planner to discuss the review process and proposed division of land. <br />(b) The sketch plan should include at least the following information. <br />1. Name and address of the landowner, and the developer (if different than the landowner). <br />2. Name of the individual and firm that prepared the sketch plan. The sketch plan may be <br />prepared by the landowner or developer, but must meet the following requirements. <br />3. Location map with labels showing the location of the land proposed to be platted and the <br />sections adjacent to it. <br />4. Existing parcel boundaries accurately labeled with the names of adjacent property owners <br />and adjacent plats. <br />5. Existing zoning of the land proposed to be platted and the land within 1,320 feet of it. <br />6. Location map showing significant natural and man-made features (existing major buildings, <br />bodies of water or wetlands, utilities, tree lines or groups of trees, excavations) on the land <br />proposed to be platted and the land within 1,320 feet of it. <br />7. Location of 100 year floodplain, floodway, and major drainage patterns on the land <br />proposed to be platted and within 1,320 feet of it. <br />8. Proposed lot layout in relationship to existing streets and drainageways drawn to <br />approximate scale. <br />9. Proposed land use(s) and their location in relationship to the proposed lot layout. <br />10. Proposed methods for water supply and sewage treatment. <br /> <br />Section 5.03 Minor Subdivision Final Plat Content <br />(a) Final plats shall be prepared by an engineer, a surveyor, or a landscape architect licensed <br />in North Dakota. <br />(b) Final plats must include the following information in order to be approved by the Cass <br />County Board of County Commissioners and filed at the Cass County Recorder’s Office. <br />1. Lot lines, with accurate bearings and distances and lot areas for all lots. Curve segments <br />shall be comprised of central angle, radii, and arc distances and also include arc, chord, <br />bearing and distance for non-tangent curves. Along existing street rights-of-way, the <br />description may utilize the existing deed lines or road centerlines; along all proposed street <br />rights-of-way, the description shall be prepared to the right-of- way lines.
