<br />6. Insurance Policies All insurance required hereunder shall be placed with <br />a reputable company reasonably satisfactory to NORDICK. TENANT shall deliver to <br />NORDICK copies of all insurance policies evidencing the existence and amounts of <br />such insurance and the naming of NORDICK as an additional named insured and <br />providing that there shall be no cancellation, reduction of coverage or other modification <br />except after ten days' prior written notice to NORDICK. <br /> <br />7. Indemnitv TENANT shall indemnify and hold harmless NORDICK, and <br />NORDICK's employees and agents, from and against any and all claims arising from <br />TENANT's business or from any activity, work or things done, permitted or suffered by <br />TENANT in or about the PROPERTY or elsewhere and shall further indemnify and hold <br />harmless NORDICK, and NORDICK's employees and agents, from and against any <br />and all claims arising from any breach or default in the performance of any obligation on <br />TENANT's part to be performed under the terms of this lease, or arising from any <br />negligence of TENANT, or any of TENANT'S agents, contractors, or employees, and <br />from and against all costs, attorney's fees, expenses and liabilities incurred in the <br />defense of any such claim or any action or proceeding brought against NORDICK by <br />reason of any such claim. TENANT, upon notice from NORDICK shall defend the <br />same at TENANT's expense by counsel satisfactory to NORDICK. TENANT, as a <br />material part of the consideration to NORDICK for this lease, hereby assumes all risk of <br />damages to property or injury to persons, in, upon or about the PROPERTY arising <br />from any cause and TENANT hereby waives all claims in respect thereof against <br />NORDICK, except damage to PROPERTY or injury to persons resulting solely from <br />acts or omissions of NORDICK, its employees or agents. <br /> <br />8. Utilities and Other Services NORDICK shall not be required to furnish to <br />TENANT any utilities or services of any kind. TENANT shall pay all charges for gas, <br />electricity, water, sewer, lights, heat, power and telephone used or supplied upon or in <br />connection with the PROPERTY and shall indemnify NORDICK against any liability on <br />account thereof. <br /> <br />9. Use The PROPERTY shall be used for the storage and maintenance of <br />voting machines, other related equipment and other activities related thereto. TENANT <br />shall, at its sole expense, comply promptly with all applicable statutes, ordinances, <br />rules, regulations, orders, and governmental requirements effective during the term <br />hereof, regulating use of the PROPERTY. <br /> <br />10. Condition TENANT has inspected the property and is satisfied with the <br />physical condition thereof, including all equipment and appurtenances, and TENANT's <br />taking possession of the PROPERTY shall be conclusive evidence of TENANT's receipt <br />
