Box 2806 <br /> Fargo,ND 58108-2806 <br /> Re: Real Estate Assessment Appeal <br /> Dear Commissioners: <br /> 12 Broadway Condominium consists of 12 residential condominiums. We own the <br /> condominium unit identified above. It has a standard two bedroom,two bath apartment style floor <br /> plan with 1,229 square feet. Our condominium unit was reassessed in 2012 for$219,200.00. The <br /> 2014 assessment, which we are appealing, is $266,400.00, a 22% increase in less than two years. <br /> The assessment is based on $217.00 per square foot. <br /> A unit identical to ours,in the same condominium project,Unit 205,sold less than two years <br /> ago, for $222,000.00. <br /> The unit that we own is one of three smallest units in our twelve unit condominium. The <br /> other nine units are larger, more luxurious and with a couple of exceptions,have outdoor balconies <br /> or, multiple balconies, the majority are on a level or levels above our condominium and therefore <br /> have superior views and yet, as I will demonstrate below have, almost without exception, <br /> dramatically lower square footage assessments. In some cases, the differences are staggering. For <br /> instance, Unit 306 sold for $900,000.00 in 2005, has over 3,000 square feet, yet is assessed at <br /> $500,500.00 which equates to a square footage assessment of$165.00,$52.00 a square foot less than <br /> our unit. This unit has three balconies and a rooftop patio with a hot tub. <br /> Unit 301 sold for$700,000.00 in 2005, has over 3,300 square feet, yet it is now assessed at <br /> $585,000.00 which equates to $170.00 per square foot. This unit has four balconies. <br /> Comparing square footage assessments with these two luxury units,our unit,at$165.00 per <br /> square foot should be assessed at $203,000.00 and our unit, assessed at $170.00 per square foot <br /> should be assessed at $209,000.00. <br /> Again, our unit is assessed at $217.00 per square foot. To compare other units in our <br /> building,Unit 202 is assessed at$205.00 per square foot;Unit 302 is assessed at$205.00 per square <br />
