2014 Cass County Board of Equalization <br /> Rollin & Jeanne Johnson <br /> Rollin and Jeanne Johnson, at 211 Hackberry Court, Kindred have asked me to review <br /> their assessment. They wish to have the county board of equalization adjust the <br /> assessment, if appropriate. They recently purchased the property for $160,000. It is <br /> currently assessed for $207,500. <br /> In 2004, a 2,200 sq. ft. rambler was built and moved into Kindred. It was placed on a <br /> crawl space foundation and is located on a 100x140 lot. A large three stall garage was <br /> built and attached to the home. <br /> I visited the property and reviewed details surrounding the sale. It would appear that the <br /> sale was a distressed or liquidation type sale. It was marketed with a "for sale" sign <br /> placed on the property by the owners. The property was vacant at the time of sale. It <br /> sold within a few days. <br /> In viewing the property, there are features that the market would find desirable. However, <br /> there are some items pertaining to design and appeal that may be lacking. <br /> I believe that it is appropriate to allow a 10% discount to the structure value for design <br /> and appeal items. The discount would adjust the total valuation to $190,700. <br /> I discussed the proposed change with Mr. Johnson. It would appear that the owners are <br /> in agreement. They have indicated that they simply want their assessment to be fair and <br /> equitable. <br /> Suggested Motion: "I move that the Rollin and Jeanne Johnson assessment be <br /> reduced to $190,700, as recommended by the Director of Equalization." <br />
