2IPage
foot;Unit 303 is assessed at$177.00 per square foot and Unit 305 is assessed at$176.00 per square
foot.
Every one of the other units that I have referred to in this letter are larger, more luxurious,
more favorably located and in all respects are superior and more attractive than our unit. The fact
that those that can afford to purchase more expensive units are being rewarded by paying less real
estate taxes should be of concern to the County and the City. Nevertheless, our efforts to have the
City fairly assess our property was not successful. The City's assessment model is too simplistic and
is outdated, as the information presented to you in this letter is evidence.
Furthermore, the following statistics also support our concern:
1. Unit 301 is assessed 25% less than its purchase price.
2. Unit 306 is assessed 35% less than its purchase price.
3. Unit 303 is assessed 5%more than its purchase price.
4. Unit 202 is assessed 0%more than its purchase price.
5. Unit 302 is assessed 10% more than its purchase price.
6. Unit 305 is assessed 0% more than its purchase price.
Our unit, Unit 203 is assessed 25% more than its purchase price. We believe that the
assessment of our unit is unreasonable and arbitrary. Fairness in assessments and taxation require
that the proposed assessment of our unit be reduced substantially to reflect fairness considering the
assessments to the other condominium units at 12 Broadway.
Sincerely yours,
Michael D.
