IV. Telecommunications: Telephone, Fax, Networking, and Internet Service <br />FEMA will be responsible for the cost of telecommunications used for its operations and will <br />be responsible for all costs for agreed upon upgrades. <br />V. Office Equipment, Furnishings and Signage <br />a. FEMA will provide all necessary office equipment and furnishings for its use of the <br />Facility, and all such furnishings are not to be considered permanent fixtures and remain <br />under the ownership and control of FEMA. <br />b. If FEMA needs additional signage, signs will be temporary in nature and removed at <br />the end of the term. <br />VI. Indemnification <br />a. Lessor agrees to be responsible for any, and all, damages or claims resulting from its <br />use or activities on the premises or Facility. <br />b. Subject to the provisions of the Federal Tort Claims Act, FEMA agrees to be <br />responsible for any, and all, damages or claims resulting from its use or activities on <br />the premises or Facility and, FEMA will cooperate with and assist Lessor in defense <br />of any legal action brought against Lessor stemming from FEMA's activities <br />undertaken on said property during the term of this agreement. <br />VII. Compliance with Applicable Law <br />a. Lessor shall comply with all Federal, State and local laws applicable to the <br />Facility and premises, and will obtain and keep current any permits required. <br />b. FEMA will comply with all Federal, State and local laws applicable to and <br />enforceable against it as a tenant under this Agreement. Nothing in this Agreement <br />shall be construed as a waiver of any sovereign immunity of FEMA. This Agreement <br />shall be governed by Federal law. <br />
