<br />7. <br /> <br />The Tenant shall, at its expense, maintain the <br /> <br />Maintenance bv the Tenant. <br />Demised Property. <br /> <br />8. Leasehold Improvements. All leasehold improvements constructed on the <br />Demised Property shall remain the property of the Tenant and, subject to the <br />terms of this lease, may be sold, transferred or assigned by Tenant. Upon <br />termination of the lease, Tenant shall remove any such leasehold improvements <br />and deliver the Demised Property to the Landlord in good repair and condition, <br />reasonable wear and tear, damage by fire, tornado or other casualty accepted. <br /> <br />9. Insurance. The Tenant shall secure and pay for its own liability, fire and <br />casualty insurance coverage and such other risks for its own property, furniture, <br />fixtures or inventory located or stored on the Demised Property. <br /> <br />10. Fire and Casualty Damaae. If the antenna tower or other Tenant <br />improvements to the Demised Property shall become damaged or destroyed by <br />fire, tornado or other casualty; the Tenant shall give immediate written notice <br />thereof to the Landlord. If such tower or other property on the Demised Property <br />shall be so damaged that the rebuilding or repairs would exceed $10,000.00; <br />Tenant shall have the option to terminate the lease, effective as of the date of <br />said written notice. <br /> <br />11. Inaress and Earess Easements. Landlord represents and warrants that Tenant <br />shall be provided with such ingress and egress to the Demised Property during <br />the term of this lease as may be reasonably required for Tenant's intended use of <br />said property. <br /> <br />12. Quiet Eniovment. The Landlord warrants that they have the full right and power <br />to execute and perform this lease and to rent the Demised Property herein and <br />that the Tenant, including any assignee of the Tenant, upon payment of the rent <br />and performing the covenants herein contained, shall peacefully and quietly <br />have, hold and enjoy the Demised Property during the full term of this lease and <br />any extensions or renewals thereof. <br /> <br />2 <br />
