<br />Final Plat Review ReDort - Leo's Subdivision <br /> <br />An application for subdivision approval of a tract of land located in the North % of Section 9 in Mapleton <br />Township was filed in the Cass County Planning Office by Greg Mund and Daniel Bueide. The purpose of <br />the subdivision is to plat five lots. The Plat includes five lots, but is being considered as a four lot minor <br />subdivision because Lot 4 is actually Drain 14. The plat is approximately 123 acres. <br /> <br />Applicant: Jon Wanzek(Dan Bueide representing} <br /> <br />Analvsis <br /> <br />The proposed subdivision is approximately 123 acres and would be divided into four lots, for commercial, <br />agricultural, and residential development. Lot 1 is to remain as agricultural, Lot 2 is expanded from an <br />existing Auditor's Lot and will remain as the office complex which is currently zoned light industrial, Lot 3 is <br />to remain residential, Lot 4 is Legal Drain 14, and Lot 5 is to remain agricultural and is naturally split from <br />Lot 3 by the drain. No new access has been granted nor necessary on Lot 5 as it will remain agricultural <br />for perpetuity. <br /> <br />Phone: 701-282-6171 (701-356-6333) <br /> <br />The access is off of an Interstate Highway 94 frontage road south of the eastbound lane and east of Cass <br />County Highway 15. Access to lot 2 has been granted on the Interstate frontage road by the North Dakota <br />Department of Transportation per agreement that previous field access to lot 1 is vacated and no new <br />access will be granted. No access is granted to lot 1 off of Cass County Highway 15. <br /> <br />The subdivision is using existing paved roads, private septic systems, and Cass Rural Water as a water <br />source. The plat is currently within Zone A (100 year) of the Flood Insurance Rate Map. The plat in its <br />entirety is split between the boundary of West Fargo Extraterritorial zoning jurisdiction and Mapleton <br />Township with the majority of it being under the jurisdiction of Mapleton Township. The Cass County <br />Planner has worked with the developer's representative, Mapleton Township, and West Fargo Planning to <br />coordinate the approvals. Mapleton Township is to rule on the zoning while Cass County is to rule on the <br />subdivision plat with West Fargo Planning acting as a review agency. <br /> <br />Comprehensive Plan Consistency: <br />The plat is consistent with the Comprehensive plan if it is to remain as built. If in the future decisions are <br />made to expand the operation it would be recommended that they seek further approvals.
