<br />Final Plat Review Report -Prairie Sky Subdivision <br /> <br />An application for subdivision approval of a tract of land located in the SE % of Section 35 in <br />Pleasant Township was filed in the Cass County Planning Office by Aaron Carlson and John <br />"Lenny" Luecke. The purpose of the subdivision is to plat two lots. The plat is approximately <br />7.741 acres. <br /> <br />Applicant: Aaron Carlson and John Luecke Phone: 701-793-6950(Aaron) 701-371-0104(John) <br /> <br />Analvsis <br /> <br />The proposed subdivision is approximately 7.741 acres and would be divided into two lots, for <br />residential development. The subdivision will use existing public roads, on-site septic sewer <br />systems, and Cass Rural Water as a water source. The proposed access will be off of Cass <br />Highway 81. The plat is currently within Zone C (minimum flooding zone) of the Flood Insurance <br />Rate Map. Soils are noted as being highly productive and consist primarily of Fargo Silty Clay. <br /> <br />Comprehensive Plan Consistency: The developer has agreed to the County density <br />requirements and will deed restrict the remaining acreage of his two quarter-quarter sections <br />approximately 72 acres from development. <br /> <br />Design standards not met include: <br />None noted <br /> <br />Review Aaencv Comments <br /> <br />Cass County Enaineer - will allow direct access to Lot 2 with the proper access permit and agreement <br />that no further access be granted <br />County Sanitarian - soil tests are scheduled - Sanitarian is comfortable with Planning Commission <br />approval - 4/14/08 <br />Township - Approved - 4/22/08 <br />Cass Rural Water - no concerns at this time - 4/09/08 <br />Cass County Electric - none to date <br />Water Resource District - no comment - 4/11/08 <br />Qwest - Ok - 4/07/08 <br />Public Comment - none to date <br /> <br />Recommendation <br /> <br />Final plat would need to include all the requirements for final plat, plus the following: <br /> <br />1.
