Planning Commission Minutes – June 23, 2022 2 <br /> <br />Mr. Gust moved and Mr. Gohdes seconded to accept the findings and recommend <br />approval to the County Commission with any conditions outlined by the County <br />Planner. <br />On a roll call vote with all in favor, motion carried. <br /> <br />2. Hearing on an application requesting a Minor Subdivision Plat of Cottonwood Acres Subdivision <br />located in Section 4, Township 142 North, Range 55 West of the 5th Principal Meridian, Lake <br />Township, Cass County North Dakota. <br />Mr. Lougheed opened the public hearing. <br /> <br />Ms. Puppe provided an overview of an applicant seeking approval of a minor subdivision entitled <br />Cottonwood Acres Subdivision to plat a one (1) Lot subdivision of approximately 11.94 acres. <br />According to the applicant, the subdivision is requested to build a single-family dwelling on 10 <br />acres with a 1.94-acre easement parcel located on the north end of the property. The proposed <br />ownership and maintenance responsibility of the subdivision will be private. The subdivision will <br />use 134th Ave SE for road access, ditches for storm sewer conveyance, rural water, and on-site <br />septic systems for wastewater treatment. <br /> <br />Ms. Puppe clarified that a small section in the south are wetlands, and a small section in the <br />northern part which the developed area will avoid. <br /> <br />MOTION, passed <br />Mr. Gust moved and Mr. Olson seconded to accept the findings and recommend <br />approval to the County Commission with any conditions outlined by the County <br />Planner. <br />On a roll call vote with all in favor, motion carried. <br /> <br />3. Hearing on an application requesting a Minor Subdivision Plat of Nudell Subdivision located in <br />Section 33, Township 139 North, Range 55 West of the 5th Principal Meridian, Hill Township, <br />Cass County North Dakota. <br />Mr. Lougheed opened the public hearing. <br /> <br />Ms. Puppe provided an overview of an applicant seeking approval of a minor subdivision entitled <br />Nudell Subdivision to plat a one (1) Lot subdivision of approximately 5 acres. According to the <br />applicant, the subdivision is requested to split the land for son’s house. <br />The proposed ownership and maintenance responsibility of the subdivision will be private. The <br />subdivision will use 42nd St SE for road access, ditches for storm sewer conveyance, rural water, <br />and on-site septic systems for wastewater treatment. <br /> <br />Mr. Bertsch asked if there is a total of 5 acres, or another house being built. There will only be the <br />one house in this area with the existing buildings to the east being farm related.
