June 16, 2022 <br />129 <br /> <br />e. Ground cover shall be provided on all areas of the project to prevent soil erosion. All <br />areas which are not covered by paving, stone, or other solid material shall be <br />protected with a suitable ground cover, consisting of turf grasses or native grasses. <br />f. Common and noxious weeds shall be removed pursuant to all applicable laws and <br />regulations and the area landscaped in such a manner to prevent the return of <br />common and noxious weeds. <br />g. The area should consist of large scale tree cover from deciduous hardwood and/or <br />evergreens. <br />h. Open space lacking the presence of large scale tree cover shall plant trees using the <br />following criteria: <br />i. The trees shall be nursery grown in a climate similar to that of the locality of <br />the project. <br />ii. All trees shall have a normal habit of growth and shall be sound, healthy and <br />vigorous; they shall be free from disease, insects, insect eggs and larvae. <br />iii. The trunk diameter, measured at a height of six (6) inches above finish <br />grade, shall be a minimum of two (2) inches. <br />iv. All planting shall be performed in conformance with good nursery and <br />landscape practices. The planting areas shall be loosened to a depth of the <br />root ball or rooting system and the width of three (3) times the root ball and <br />preferably five (5) times the root ball when practical. <br />v. Requirements for the measurements, branching, grading, quality, balling <br />and the burlapping of trees shall follow the code of standards <br />recommended by the American Association of Nurserymen, Inc., in the <br />American Standard for Nursery Stock, ANSIZ60, current edition, as <br />amended. <br />vi. A minimum of five (5) canopy trees shall be provided for every tenth (0.10) <br />of an acre of open space. The trees shall be located so as to maximize the <br />growth potential of the plant material, minimize the potential for root <br />interference with public infrastructure and maximize the useful of the area. <br />Trees shall be one of the species identified in Table 11. Other tree species <br />may be used, provided acceptable information is submitted to indicate that <br />the species are hardy trees with a maturing height of thirty-five (35) feet or <br />greater; fast growing, short lived trees shall not be permitted. Smaller trees, <br />approved by the Planning Commission, will be permitted in areas with <br />existing overhead utilities. No one species shall comprise more than twenty- <br />five (25) percent of the entire number of planted trees in a particular <br />development. <br />vii. Trees are to be maintained and guaranteed for a minimum of two years. <br />Planting of trees shall occur within the standard planting season (May <br />through November). Acceptable stock will not have more than one-third <br />(1/3) of the tree canopy damaged or dead without replacement. <br />Replacement trees shall conform to all requirements of this section and <br />shall be maintained and guaranteed for a minimum of two planting seasons.
