May 19, 2022 <br />63 <br /> <br /> Each street shall be designed for its entire length, to meet the design requirements of the <br />most intense use with all non-residential uses designed to commercial/industrial street <br />standards. All plans shall be designed to provide for the entire required right-of- way and <br />roadway. <br />4. The right-of-way shall be measured from lot line to lot line and shall be sufficiently wide to <br />contain the roadway, curbs, shoulders, sidewalks, graded areas, utilities and shade trees. <br />5. The right-of-way width of a new street that is a continuation of an existing street shall in no <br />case be continued at a width less than the existing street. Where the right-of-way width of <br />the new street is greater than the existing street, a transition area shall be provided, the <br />design of which is subject to Commission approval. <br />(d) Shoulders. <br />1. The Planning Commission shall require construction of shoulders and drainage ditches <br />where curbs and gutter are not required. <br />2. Shoulder requirements shall vary according to street hierarchy and intensity of <br />development, or where non-motorized vehicle use is prevalent. <br />(e) Curb and Gutters. <br />1. Curbing may be required by the Planning Commission for: <br />a. Stormwater management <br />b. Road stabilization <br />c. To delineate parking areas <br />d. Ten feet on each side of drainage inlets <br />e. At intersections <br />f. At corners <br />g. At tight radii <br />2. Curb and gutter shall be required by the Planning Commission for all major subdivisions. <br />3. Curb requirements shall vary according to street hierarchy and intensity of development in <br />accordance with the requirements in Table Z Curb and Sidewalk Requirements. <br />4. Curbs shall be constructed according to the material and method specifications set forth in <br />the most recent version of the City of Fargo’s Standard Specifications for Construction of <br />Public Utilities, as it presently exists or may hereafter be amended. <br />5. Curbing shall be designed to provide a ramp for bicycles and/or wheelchairs at each <br />intersection, at the principal entrances to buildings which front on parking lots and at all
