<br />SAMPLE PROPERTY TAX LETTER <br /> <br />Notice to property owners who have delinquent property taxes: <br /> <br />You are getting this notice because you either own or pay taxes on property in Cass County that <br />has unpaid taxes. Under the current state law you have until October 1, 2007 to pay your 2002 <br />taxes; October 1, 2008 to pay your 2003 taxes; October 1, 2009 to pay your 2004 taxes; October <br />1,2010 to pay your 2005 taxes; and October 1,2011 to pay your 2006 taxes. These unpaid taxes <br />accrue interest at the rate of 1 % per month, or 12% per year. Starting with the 2007 taxes, the <br />time period to pay taxes in full is being reduced from the 57 months allowed on the 2006 and <br />earlier taxes to 33 months for 2007 and beyond taxes. This change will cause some tax payers to <br />have to pay two years of property tax in one year during this transition period. <br /> <br />Because of the potential hardship placed on property owners who have delinquent taxes and may <br />be faced with having to pay two years of taxes in one year, the Cass County Commission has <br />authorized the County Auditor and County Treasurer to abate the penalty and interest on those <br />properties where the owner pays all delinquent taxes during a limited time period. The time <br />period will run from August 1,2007 through October 1,2007. To take advantage of this offer, <br />you must pay all the outstanding taxes on a property. <br /> <br />This is a one-time limited opportunity to get out from under the burden of penalty and interest <br />charges on delinquent taxes. You may be able to finance the delinquent taxes with your <br />mortgage holder or local bank at a much more favorable rate than the 12% per year charged on <br />delinquent taxes. Look at your enclosed Statement of Taxes Owing to see your potential <br />savings! <br /> <br />Write a check today for the discounted amount shown at the bottom of your Statement of Taxes <br />Owing and return it with the top portion of the statement.
