20 <br /> <br />74. Lot. Any separately described area of land capable of having title conveyed. <br />75. Lot Area. The area contained within the property lines of the individual parcel of land, <br />excluding space within the street right-of-way. The lot area includes the area of any utility <br />easement or storm water management facility. <br />76. Lot, Buildable. A lot that meets zoning dimensional requirements in the district where it is <br />located. <br />77. Lot Depth. The average distance between the street right-of-way and the rear lot line, <br />measured perpendicular or radial to the right-of-way. <br />78. Lot Frontage. That side of a lot abutting on the street right-of-way and regarded as the front <br />of the lot. <br />79. Lot, Legal. A designated parcel, tract, or area of land established by a plat or otherwise <br />permitted by law at the time of its creation to be used, developed, or built upon as a unit. <br />80. Lot Line Marker. A metal plate or pin used to identify lot line intersections. <br />81. Lot of Record. A lot that has a clear description stemming from a document on file at the <br />County Recorder’s office. <br />82. Lot, Platted. Any recorded lot established by County Commission approval following a <br />subdivision approval process. <br />83. Lot Width. The average distance between the side lot lines of a lot, measured parallel to the <br />right-of-way. <br />84. Major Subdivisions. See Subdivision. <br />85. Mediation. A voluntary negotiating process in which parties in a dispute mutually select a <br />neutral mediator to assist them in jointly exploring and settling their difference, culminating <br />in a written agreement which the parties themselves created and consider acceptable. <br />86. Minor Subdivision. See Subdivision. <br />87. Mixed Use. A development that provides multiple compatible uses in close proximity to one <br />another. And/or a land use pattern that seeks to increase concentrations of population and <br />employment in well- defined areas with a mix of diverse and compatible land uses. <br />88. Mobile Home. A transportable, single-family dwelling intended for permanent occupancy, <br />contained in one unit, or in two or more units, designed to be joined into one integral unit <br />and capable of again being separated for repeated towing, which arrives at a site complete <br />and ready for occupancy except for minor and incidental unpacking and assembly <br />operations and constructed so that it may be used without a permanent foundation. The <br />term "manufactured home" may be used synonymously. <br />89. Mobile Home Lot. A parcel of land in a mobile home park, improved with necessary utility <br />connections and other appurtenances necessary for the erection thereon of a single mobile <br />home. <br />90. Monument. A concrete or stone monument used to identify street line intersections. <br />91. Municipal Governing Body. The Council in cities, the Board of Commissioners in townships, <br />the Board of County Commissioners, or any other similar body with the final decision- <br />making, budgeting, and appointing authority of a general-purpose unit of government. <br />92. Municipality. Any city, township, county, or other similar general-purpose unit of <br />government.
