<br />~ '.." <br /> <br />ordinances, rules, orders, regulations and requirements of all <br />federal, state, city and local governments, and with all rules <br />orders and regulations of the Board of Fire Underwriters. <br /> <br />UTILITIES <br /> <br />Lessor shall arrange and pay for all utilities furnished to <br />the premises for the term of this lease, including electricity, <br />gas, water, sewer, garbage and telephone services. <br /> <br />IMPROVEMENTS <br /> <br />The Lessee shall obtain written consent fr'om t.he Lessor for <br />any improvements or changes to the premises. <br /> <br />REPAIRS AND MAINTENANCE <br /> <br />Lessor shall maintain and keep in good order, condition and <br />r'epair, at its expense, the interior and exterior of the building <br />including structural portions thereof. <br /> <br />DESTRUCTION OF PREMISES <br /> <br />If, during the term of thi s Lease, the premises are totally <br />or partially destroyed by fire or the elements so as to render the <br />premises wholly unfit for occupancy, or makes it impossible to <br />conduct, the business of the Lessee thereon, and if the premises <br />cannot be repaired within 150 days from the date of damage, or if <br />the Lessor shall, within a reasonable time, decide not t.o rebuild, <br />then the Lessee or the Lessor shall have the right to terminate <br />this lease by written notice to the other party. Upon giving such <br />notice, Lessee shall surrender the premises and all interest <br />therein to Lessor, and Lessor may thereafter dispossess all <br />parties then in possession thereof, allowing sufficient time for <br />the removal of their properties therefrom. In the event the <br />premise shall be repaired, restor'ed or rebuilt, by Lessor or at its <br />own sole cost and expense, within 150 days from the date of <br />destruction, then all rents payable by Lessee shall be terminated <br />during the period of repair and restoration. In no event shall <br />Lessor be required to repair, rebuild ,or restore the premises at a <br />cost greater than the net proceeds of monies received from <br />insurance policies covering such loss or damage. Lessor shall <br />repair the premises with all reasonable speed, and the rents shall <br />recommence on the date repairs are completed. If the leased <br /> <br />2 <br />
