<br /> <br />Date: May 16, 2005 <br /> <br />To: <br /> <br />Chris & Jackie Gibbons <br /> <br />From: Wanda Wilcox, Assessor <br /> <br />RE: <br /> <br />Valuation of 2640 Gress Avenue <br /> <br />Chris & Jackie Gibbons - 2640 Gress Avenue - Recommendation: Lower valuation to <br />$24,000 <br /> <br />I have reviewed the valuation of your home and tried to take into consideration all the <br />information presented to the City of West Fargo and the Cass County Tax Director. My <br />recommendation is to lower the valuation from $50,800 to $24,000. <br /> <br />Records show that your home was purchased in the fall of 2003. In January, 2005, the <br />City of West Fargo annexed your area into our corporate city limits. We placed the <br />current 2004 Mapleton Township valuation on your property for 2005. That value was <br />$50,800. This is the value that you appealed to the West Fargo Board of Equalization last <br />month. <br /> <br />The cost and market approach to value indicate a value on your property between <br />$24,300 and $25,100. My main goal was to assess this property at its true and full value. <br />I must look at the property as having a value in use. Even though there may be some <br />pending legal issues between yourself and the seller of the property, you can still reside <br />on the property which does give the property some value and I need to take this into <br />consideration when determining your true and full value. <br /> <br />I have enclosed a copy of the cost and market analysis for your use. If you have any <br />questions or concerns regarding this information, please let me know.
