Ulteig Engineers May 20,2004, inspections report <br />2. Appraisal Review of November 18, 2004 <br /> <br />The engineer report states that this mobile home rests upon concrete <br />masonry blocks and concrete pads, upon concrete footings 1 1/2 foot <br />b"'lo'u grad'" Tn'-:" ncq'er m"'t a m~odnJar l~rlmp: -t'''''nd".Lt1"on re!l111relTIent <br />...., "'I U '\.J. .110 1-~\..:" J. ~ 1" \..-a 1- .tv J...l'-' l\..Ju.1. a. -1\"-1..1.1. .Ll .l.H_, <br /> <br />and has never been a frost free foundation. We were defrauded in being <br />informed that we were purchasing a fixed fuundation residence ($55,500). <br /> <br />This appraisal review states that the appraisal we relied upon for $55,000 <br />cannot be used for this mobile home. Further, this report states that the <br />appraiser mis-stated the following items in an effort to arrive at a valuation: <br />1. Totally misled /!Neighborhood Sectionll on grovvih trends, <br />zoning trends, declines in residential use, and was not accurate. <br />2. IvIisled the "Site Section/! in mis-reporting drainage, lack of <br />water handling, sewer restrictions, the withholding of septic system <br />penn its and vvithholding of building penn its on these lot sites. <br />3. Misled "Improvements Section" by appraising this as modular <br />housing, used a "stick-built" comparable sale, failed to inspect and report <br />obvious house defects in roof, plumbing, foundation and safety features, <br />and as othenvise detailed is '\in8.cceptable" in reporting the improvements. <br />4. Comparable sales data is detailed as erroneous and misleading. <br />5. Among other conclusions in this appraisal review addendum, it <br />is stated that the 1973 Champion is near the end of Its useful hfe, and the <br />cost to repair and update this home may exceed its value. <br />6. Addendum states these lots are of little value--with no right to <br />obtain building permits, and with so many reverting to the Conn-t<j for taxes. <br />The real estate should be valued less than $10,000 for full value. <br />
