CC:M,..lcmt Agenda Topic ror Decem her 6,2004 Meeting: <br />64th Avenue/Cass 17 right or way purchase <br /> <br />Upon approval of projects by the Commission, we routinely purchase the <br />necessary right of way for projects without Conunission approval of each <br />individual property purchase. As with any transaction, the Commission <br />does approve payments a!oog with the other vouchers. <br /> <br />One ol'the parceh; we plan to purchase rbr the 64th Avenue Box culvert <br />project is a substantially more expensive parcel than typicaHy purchased for <br />right of way. J would like this transaction added to the Commission agenda <br />for approval prior to completing the transaction. <br /> <br />A lot without a structurc on it is located at the intersection of CaBs 17 and <br />64th Avenue. Considering the planned 2004 right of way requirements of <br />the 64lh Avenue project and future needs for Cass 17 improvements, it is <br />prudent to purchase the entire lot. While zoning rules would allow a <br />structure to be constructed on the properly, any structure constructed would <br />be a detriment to the future intersection operation. The lot is 2.2 acres. The <br />County has had two recent appraisals. The appraised values were $55,000 <br />and $73,000 respectively. The seHer has declined previous County otTers <br />of$55,000 and $63,000. During tl1e negotiati011s, the scHer has indicated <br />they would not aecept less than $75,000.
