2014 Cass County Board of Equalization <br /> Mass Assessment Recommendations <br /> It's my recommendation to increase the assessments by the amounts listed below for the <br /> various jurisdictions. I've reviewed sales and the assessments for the past few years. The <br /> increases are warranted to equalize the assessment. All jurisdictions have been notified <br /> of my intent to recommend the increases in value. <br /> As a matter of procedure, some jurisdictions adjust values yearly for market changes, <br /> while other jurisdictions defer to the county for adjustments. Those jurisdictions not <br /> listed below tend to make adjustments at the local level. The sales ratio statistics indicate <br /> that property values have gone up the last two years. The Multiple Listing Service <br /> estimates that the average sale price of existing residences increased 6% in 2012 and 6% <br /> in 2013. 2008 was the last year that Cass County made mass assessment adjustments. <br /> Therefore, to comply with statutes, it is necessary to make the following market <br /> adjustments. <br /> Suggested Motion: "I move that the assessments in the following cities and <br /> townships be increased as listed below, as recommended by the Director of <br /> Equalization." <br /> Line# Jurisdiction Recommended Increase Land & Bldg <br /> 1.
