SB2244 changed the capitalization rate from 8.3% to
Equalization 8%, causing an increase in value (an inverse relationship). The current
average value per acre for Cass County is $570. Our revised target is $613
Frank Klein per acre as calculated by NDSU and certified by the State Tax
701.241-5616 Commissioner. I'm recommending that Cass County increase the current
valuations 5% to bring our average value to about $600 per acre, putting
Cass County within allowable tolerance.
Suggested Motion: "I move that agricultural land assessments be
increased 5%, to bring Cass County into compliance with SB2244."
Box 2806
211 Ninth Street South
Fargo, North Dakota 58103
Fax 701.241-5728
If you have any questions or would like additional information, please
contact me at 241-5617.
Sincerely,
Frank Klein
Cass County Director of Equalization
www.casscountygov. com
