Box 2806 <br />Fargo, ND 58108 <br /> <br />RE: Rocking H, llC (dba Five Star Storage) <br />3255 43rd Street South, Fargo <br />Real Estate Tax Valuation - FY2007 <br /> <br />To Whom This May Concern: <br /> <br />As per my conversation with Frank last week, Rocking H, LLC respectfully requests the Cass County <br />Commission to review the valuation for the above stated property. Please see enclosed summary and <br />comparable documents presented to the City of Fargo in April 2008 with notes from that meeting. <br /> <br />No resolution or satisfaction was obtained with the City of Fargo. They maintained they were waiting for <br />an old appraisal done on the property (2007 actuals accurately reflect value versus projections used in <br />the old appraisal), yet did not respond to the land valuation, the land's easement and location to Xcel's <br />substation, or the city required retaining pond that drains 32nd Avenue South before the actual property. <br />Rocking H has retained the services of an expert and currently is waiting for their comments. Rocking H, <br />LLC was hoping for resolution with the City of Fargo, but was informed that the deadline had passed. <br /> <br />Rocking H, LLC (dba Five Star Storage) purchased said property in 2005. The 2006 Tax Statement had <br />land values of $435,000.00 or $1.99jsq ft. with improvement values of $1,164,800.00 - total value for <br />2006: $1,599,800.00. <br /> <br />*The 2007 Tax Statement has land values of $762,000.00 or $3.50jsq ft -75% increase! <br />*Improvement values for 2007 are $1,585,100.00 - 36% increase! (New constructed buildings <br />were done in 2006j07, but not over $420,000.00. <br />**Overall value of property increased $747,300.00 for 2007, a 47% increase! <br /> <br />I understand from my conversation with Frank, that a meeting date will be arranged to discuss our data, <br />com parables, and forthcoming expert comments.
