<br />2008 Cass County Board of Equalization <br /> <br />Pamela Handegard Report <br /> <br />Pamela Handegard is appealing the assessment on her three plex, located at 298 Maple <br />Drive, Mapleton, ND. She indicated that the assessment was increased from $131,200 to <br />$164,800. Ms. Handegard did not indicate what she thought the assessment should be. <br /> <br />I did drive by the property and inspected the foyer area, basement area and exterior. I <br />also reviewed an appraisal that was submitted by the applicant. The June 4th, 2004 <br />appraisal indicated a value of$123,000. The property sold at that time for the same <br />amount. <br /> <br />I also reviewed sales of smaller apartment buildings in the area and reviewed trends in <br />market values and rents over the last few years. <br /> <br />Based on the information provided by the applicant and in reviewing local trends over <br />the last few years, it is my recommendation to set the assessment at $145,000 for the year <br />2008. <br /> <br />Suggested Motion: "I move that the total true and full valuation of the property <br />located at 298 Maple Dr Mapleton be set at $145,000 for the 2008 assessment." <br />
