<br />This lease is entered by Cass County, the owner of the premises described in
<br />Paragraph 1 (Landlord), and the State of North Dakota, through its North Dakota
<br />Department of Human Services, Child Support Enforcement Division (State),
<br />
<br />1) SCOPE OF LEASE
<br />
<br />Landlord, in consideration of the rent to be paid and the covenants to be performe
<br />by State, leases to State the following described premises situated in the city of Fargo,
<br />county of Cass, state of North Dakota:
<br />
<br />4,990 square feet of office space located at 211 South Ninth Street from July 1, 2 07
<br />through December 31, 2007, and 4,758 square feet of office space located at 211
<br />South Ninth Street from January 1, 2008, through March 31, 2008
<br />
<br />2) TERM OF LEASE
<br />
<br />The term of this lease is from July 1, 2007, through March 31, 2008.
<br />
<br />3) RENTAL PAYMENTS
<br />
<br />State will pay rent for the premises consisting of 4,990 square feet from July 1,
<br />2007, through December 31,2007, at approximately $12.97 per square foot per annum; t tal
<br />rent for that period is $32,355.50. State will pay rent for the premises consisting of 4,75
<br />square feet from January 1,2008, through March 31, 2008, at approximately $17.03 per !
<br />square foot per annum or approximately $6,752.40 per month; total r:?~that period is i
<br />$20,257.18. Rent is payable to Landlord at: Cass County, P.O, Box,.H1Jo, Fargo, ND

<br />4) LANDLORD'S OBLIGATIONS
<br />
<br />Landlord agrees:
<br />
<br />a) To pay all water, sewer, heat, electricity, air conditioning, and all other utility fees
<br />(except telephone) charged against the premises.
<br />
<br />b) To perform all required maintenance for the premises, including all janitorial
<br />services, which will be done on a daily basis, including furnishing related supplies
<br />
<br />c) To keep the walkways and parking areas of the premises free of accumulations of
<br />snow and ice and to cut and care for the grass, shrubbery, plants, and trees on the
<br />premIses,
