<br />COUNTY DEED <br /> <br />This indenture made on December 3, 2007, between the County of Cass, North <br />Dakota, party of the first part, and Ryan K. and Sally S. Anderson, 4509 149th <br />Avenue SE, Chaffee ND 58079, party of the second part, witnesseth: <br /> <br />WHEREAS, the real property hereinafter described was acquired by the County <br />through tax deed proceedings for the nonpayment of taxes levied and extended <br />against the property for the years of 2002 to 2006 inclusive, with interest and <br />penalties, amounting to the sum of Two thousand seven hundred seventy-three and <br />81/100 ($2,773.81) Dollars; and <br /> <br />WHEREAS, the real property was offered for sale, and sold, pursuant to authority of <br />law, on November 20,2007, and at the sale, the second party became the purchaser <br />of the whole thereof, for the sum of Twenty-seven thousand and no/100 ($27,000.00) <br />Dollars, which has been paid in full; <br /> <br />NOW, THEREFORE, Cass County as party of the first part, in consideration of the <br />premises, and pursuant to authority of law, hereby does grant, bargain, sell, and <br />convey to the second party, the second party's heirs and assigns, that certain real <br />property situated in the County of Cass, North Dakota, described as follows: <br /> <br />That part of the Southwest Quarter (SW %) of Section Fourteen (14), <br />Township One Hundred Thirty-eight (138) North, Range Fifty-three (53) <br />West of the Fifth Principal Meridian situated in the County of Cass and the <br />State of North Dakota, described as follows: Beginning at the Southwest <br />corner of said Section 14; thence North along the West line of said Section <br />14 for a distance of 590.0 Feet; thence East parallel with the South line of <br />said Section 14 for a distance of 692.0 Feet; thence South parallel with the <br />West line of said Section 14 for a distance of 330.0 Feet thence East <br />parallel with the South line of said Section 14 for a distance of 108.0 Feet; <br />thence South parallel with the West line of said Section 14, for a distance <br />of 260.0 Feet to the South line of said Section 14, thence West along the <br />South line of said Section 14, for a distance of 800.00 Feet to the point of <br />beginning <br /> <br />The legal description was obtained from a previously recorded instrument. <br /> <br />Parcel #66-0000-12359-010 <br /> <br />To have and to hold the above described real property with all of the appurtenances <br />thereunto belonging to the party of the second part, Ryan K. and Sally S. Anderson, <br />heirs and assigns forever, in as full and ample manner as the said county auditor of <br />said county is empowered by law to sell the same, and said real property, fixtures <br />and structures are being transferred "AS IS" with no warrants or representation of <br />any kind. <br />
