The parent parcel is located in a zoning district with the primary purpose of promoting or <br />maintaining farming and the normal incidents of farming as the dominant use in the district. <br />2. The parent parcel is at least a quarter quarter in size. <br />3. No previous division of the parent parcel [after date] was created on the basis of an <br />exempted subdivision. All future divisions of either parcel shall be reviewed as subdivisions <br />and subject to all requirements of this Ordinance pertaining to subdivision of land. <br />4. The new parcel and the parent parcel can both be described by the aliquot quarter section <br />after the division. <br />5. The new parcel will not require any improvements not related to agricultural uses. <br />6. The division does not create of any part of one or more new streets, public easements or <br />any other rights of way, whether public or private, for access to or from any such lot, tract, <br />or parcel and which would not require the creation of new or enlarged parks, playgrounds <br />or open spaces. <br />7. Only one new parcel can be created out of the parent parcel. <br />Based on Williams County Subdivision Ordinance Article IV, Section 4-1-3, Exemptions from <br />Subdivision Review-Agriculture Exemption <br />(h) A division of one parcel of land on which is located the farmstead from a working farm or <br />ranch for the purpose of residing in and maintenance of an existing farmstead meeting <br />the following criteria: <br />1. Only one new parcel can be created. <br />2. The parent parcel is located in a zoning district with the primary purpose of promoting or <br />maintaining farming and the normal incidents of farming as the dominant use in the district. <br />3. The parent parcel is at least 40 acres in size and is described by the aliquot quarter section <br />or as a Government Lot. <br />4.
