<br />" <br /> <br />agrees to hold Lessor harmless from, and t.o indemnify the Lessor <br />against, any and all injury, loss or damage, or claim for injury, <br />loss or damage, of what.soever nature to any person or property <br />caused by, or resulting from any act., omission or negligence of <br />t.he Lessee or any employee or agent of Lessee. In addit.ion, <br />Lessee hereby releases Lessor from any and all liability for' any <br />damage or injury to persons or property caused by or result.ing <br />from steam, electricity, gas, water, rain, ice, snow, any leak or <br />flow from or into any part. of said building or from any damage or <br />injury resulting or arising from any cause or happening <br />what. soever , and Lessee shall defend, indemnify and hold Lessor <br />harmless ther'efrom, whether caused by the negligence or' <br />carelessness of Lessor', its servants or agent.s. <br /> <br />ASSIGNMENT, SUBI,EASE, OR LICENSE <br /> <br />Lessee shall not. assign or sublease the premises, or any <br />right or privilege connected therewith, or allow any other person <br />except. agents and employees of Lessee to occupy the premises or <br />any part thereof without first obtaining the written consent of <br />Lessor. A consent by Lessor shall not be a consent t.o a <br />subsequent assignment, sublease, or occupation by other persons. <br />An unauthorized assignment, sublease, or license to occupy by <br />Lessee shall be void and shall terminate the lease at the option <br />of Lessor. The interest of Lessee in this lease is not assignable <br />by operation of law without the written consent of Lessor. <br /> <br />SIGNS <br /> <br />Lessee shall, at its own expense, have the right to install <br />and maintain a sign or signs which advertise the Lessee's <br />meetings, provided that the signs conform to requirement of law. <br /> <br />QUIET ENJOYMENT <br /> <br />:Lessor covenants, that Lessee, on paying the rents, and upon <br />due performance of all the terms, covenants, conditions and <br />agr'eements herein contained to be kept and performed by Lessee, <br />shall have, hold and enjoy the premises free from molestation, <br />eviction, or disturbance by Lessor, or any other person or persons <br />lawfully claiming the same, and that Lessor has good right to make <br />this lease for t.he term granted, including renewal periods. <br /> <br />4 <br />
