<br />INVESTIGATION OF ABATEMENT APPLICATION <br /> <br />ABATEMENTS #4280, 4281, 4282 <br /> <br />Following is a report on the investigation of the abatement applications of: Northern <br />Improvement <br /> <br />Cass County Board of Commissioners and State Tax Commissioner: <br /> <br />The applicant is asking that the vacant lot valuations of $5,600 each on Lots 65, 68, and 69 to the <br />City of Oxbow be reduced. The applicant states that the market value is $0, due to the <br />considerable amount of fill, compaction, and grading required to be buildable. The lots are <br />located on the Red River and are in the flood plain. <br /> <br />The City of Oxbow recommended approval of the abatement applications. <br /> <br />I did inspect the lots and visited with the city in regards to the valuations. Due to their elevation, <br />the lots are currently unbuildable. <br /> <br />I concur with the taxpayer and city that a reduction is warranted. It's my recommendation to <br />value the lots at a nominal value of $1,000. <br /> <br />SUGGESTED MOTION: "I move that Lots 65, 68, & 69 to the City of Oxbow be valued at <br />$t,OOO True and Full Value, as recommended by the Director of Equalization. <br /> <br />Dated this 28th day of November, 2006. <br /> <br />., <br /> <br />~J~ Jr~~L./ <br /> <br />Frank Klein <br />Director of Tax Equalization <br /> <br />j:\tax\wp,abat<: <br />
