In 2002 Dakota Ag Cooperative purchased the grain <br />facility from a producer and renovated it with high-speed machinery. We also added a load out system that <br />would allow us to receive, condition and ship grain in 110 rail car shuttle trains. In order to capture the <br />freight savings offered by the BNSF these trains have to be loaded in a short period of time. <br /> <br />The purchase and renovation of this facility resulted in a property valuation increase and placed the property <br />on the tax roles, changing the status of the property from exempt farmstead to taxable commercial property. <br />Our annual tax liability on this property is $20,593.79. <br /> <br />Dakota Ag Cooperative did not ask for tax relief at the time of the purchase and renovation, because there <br />were economics in freight savings that supported the purchase and renovation of the property. Weare now <br />in need of additional space to receipt, condition and ship the production of our producers. Because we are <br />adding to our capacity for reasons other than freight rate savings, the projections of income verses expenses <br />are not as favorable as when we initially geared up the original facility to load the shuttle trains. <br /> <br />Our projection shows that this project will foster long term economic opportunities for our producers <br />through access to expanded markets for their production. We also project to add positions and secure current <br />ones to receive, condition and ship the additional bushels derived from this expansion project. <br /> <br />For these reasons we respectively ask the Cass County Commissioners grant, Dakota Ag Cooperative the tax <br />relief applied for under chapter 40-57.1 (tax exemptions for new and expanding businesses) in the North <br />Dakota Century Code. <br /> <br /> <br />NIj\jr/-c..v~ <br />
