Mr. Morken is <br />planning an 18 lot development. He has requested a driveway to serve the <br />development approximately 300 feet west of the Sheyenne River Bridge. <br /> <br />I recommend that the access be placed approximately 200 feet further west <br />on the west property line. Mr. Morken favors his original proposal. The <br />reason for my recommendation include: <br />· Allowance for shared access if/when the property to the west <br />develops. <br />· Moves the driveway farther from the Sheyenne River Bridge to <br />allow for better site distance and construction of turn lanes. <br />· Better compliance with County access and arterial road policies. <br />· Allows for better neighborhood connectivity in the event of <br />development to the west <br /> <br />SUGGESTED MOTION: Require access to Cass County Highway 22 to <br />be placed at the west property line as recommended by the County <br />Engineer. <br /> <br />l\Admin-Eng\Commission Corrsp\2005 Commission Correspondence\Agenda Memo Oct 3 meeting - Harwood Develprnent Access,doc <br />
