<br />INVESTIGATION OF ABATEMENT APPLICATION <br /> <br />ABATEMENT No. 4272 <br /> <br />Following is a report on the investigation ofthe abatement application of: Christopher & <br />Jacqueline Gibbons <br /> <br />Cass County Board of Commissioners and State Tax Commissioner: <br /> <br />The applicants are asking that their 2004 residential lot and structure valuation be reduced from <br />$50,800. The property is located at 2640 Gress Ave, Mapleton Twp Lots 12-13 Bk 5 Meadow <br />Brook Park Addu. The applicants have also filed an appeal to the City of West Fargo and Cass <br />County for the year 2005, as the subdivision has been recently annexed. The applicants further <br />state that they paid $55,500 for the property and that a recent appraisal places the value at <br />$10,000. <br /> <br />The Mapleton Twp Board recommended approval of the abatement application. <br /> <br />I did inspect the property with Wanda Wilcox, West Fargo City Assessor. I also reviewed the <br />circumstances of sale, along with various documents that were supplied by the applicants. The <br />1973 double wide mobile home sits on a 180x140 lot and also has an attached garage and storage <br />shed. It would appear that the structures have defects that were not apparent to the buyers at the <br />time of sale. The property is also subject to zoning and building code restrictions that affect <br />value. <br /> <br />After review of the facts, it appears reasonable to set the valuation at $24,000 for 2004 for <br />property tax purposes. <br /> <br />SUGGESTED MOTION: "I move that the valuation be reduced to $24,000, as <br />recommended by the Director of Equalization." <br /> <br />Dated this 8th day of June, 2005. <br /> <br />1~x~ <br /> <br />Frank Klein <br />Director of Tax Equalization <br /> <br />j :\tax\wp\abate <br />
