<br />INVESTIGATION OF ABATEMENT APPLICATION <br /> <br />ABATEMENTS 4259,4260,4261 <br /> <br />Following is a report on the investigation of the abatement application of: Edwin & Ardis Orman <br /> <br />Cass County Board of Commissioners and State Tax Commissioner: <br /> <br />The applicants are asking that their residential valuation be reduced for the years 2002, 2003, and <br />2004 on their property located in Stanley Township at 111471 st Ave South, Stanley Twp. <br />They're asking that the respective True & Full values of$87,100, $93,200, and $104,800 be <br />reduced to $47,000, Mr. Orman indicates that $47,000 was the offer that they received for the <br />property. <br /> <br />The Stanley Twp Board recommended denial of the abatements. They indicate that proper <br />paperwork was never provided, nor was a true appraisal provided. <br /> <br />Mr. Orman did provide documents indicating that he had an offer of $47,000 on the property and <br />also had a repair bid of about $80,000, Subsequently, Mr. Orman provided documents indicating <br />that he was able to sell the property to another party for $61,000 (see warranty deed and purchase <br />agreement). <br /> <br />I have visited the property on a previous appeal. The home is a typical bilevel home with <br />attached garage. The property suffers from considerable deferred maintenance, For this reason, I <br />would agree that the valuation should be reduced, The new owner is renovating the property. At <br />some point in the future, the valuation should be increased to reflect the increase in market value. <br /> <br />SUGGESTED MOTION: "I move that Abatement No's 4259, 4260, and 4261 be reduced <br />to the purchase price of $61,000, as recommended by the Director of Equalization". <br /> <br />Dated this 20th day of January 2005. <br /> <br />'1!~ ~ <br /> <br />Frank Klein <br />Director of Tax Equalization <br /> <br />j :\tax\wplabate <br />
