<br />remove said interference within 15 days of receiving written notice of said <br />interference Landlord shall have the right to cancel and terminate this Lease. <br /> <br />H. Tenant shall at all times keep the Leased Premises and the Tower <br />site free and clear of mechanic's liens arising out of or related to Tenant's use <br />thereof. <br /> <br />I. Tenant warrants and represents that it has the right to enter into this <br />Lease and that it has obtained and will maintain all authorizations, licenses and <br />other applicable or appropriate clearances necessary for its performance under this <br />Lease; that its performance under the terms of this Lease shall not violate nor <br />infringe on the rights, of any kind or nature whatsoever, of any person, firm or <br />corporation; that all transmission from the Leased Premises will be maintained <br />within the bounds of good public taste and with due regard for present-day <br />standards and public conventions; and that such transmission will not further nor <br />advocate any illegal activity. Tenant further warrants and represents that it will <br />comply with all applicable, present and future, federal, state and local laws, rules <br />and regulations, including decisions and orders of the Federal Communications <br />Commission and such operating rules as may reasonably and legally be <br />promulgated by Landlord governing the use of the Leased Premises. <br /> <br />6. Access to Leased Premises. Tenant shall have the right to enter or leave <br />the Transmitter Building and the site of the Tower at all times during the term hereof, <br />subject to prior coordination with Landlord. <br /> <br />7. No Warranty. In no event shall any approval by Landlord, or any right <br />granted under this Lease to Landlord to supervise and/or to approve any equipment, <br />materials or work relating to Tenant's use of the Tower, constitute any warranty by <br />Landlord to Tenant of the adequacy of the design, workmanship or quality of any <br />equipment, materials or work for Tenant's intended use, or impose any liability upon <br />Landlord in connection with the selection or performance of such work, equipment or <br />materials. <br /> <br />8. Removal of Property. Tenant may remove any of its equipment or <br />personal property used in and in any way attached to the Tower, Transmitter Building or <br />the Kindred Property provided that Tenant shall not then be in default in the performance <br />of the covenants hereof; and provided that no such property shall be removed if such <br />removal would permanently injure or dismantle the Tower, Transmitter Building or <br />Kindred Property. The removal of any property shall be effected before the expiration of <br />the Lease Term and all damage caused to said premises by such removal shall be repaired <br />by Tenant on or before the expiration of the Lease Term. <br /> <br />9. Maintenance and Repair. Tenant shall, at Tenant's expense, keep Tenant's <br />Equipment at the Leased Premises in such good condition as not to disturb, damage, <br />impair the use of, or endanger the Tower, the Transmitter Building or any other users of <br />the Tower or their property, nor shall Tenant permit to exist any conduct or condition that <br />would cause any such disturbance, damage, impairment or endangerment.
