CASS COUNTY
GOVERNMENT
October 10, 2014 RECEIVED
Board of County Commissioners ;r I 0 L814
Cass County Government
211 9 Street South
9th `=-'.SS COUNTY COMMISSION
Auditor Fargo ND 58103
Michael Montplaisir,CPA RE: Appraisal of Forfeited Property
701-241-5601
Dear Commissioners:
Treasurer Annually, the commission is charged with setting the minimum sales price
Charlotte Sandvik for properties forfeited to the county for non-payment of taxes. This list
701.241-5611 shows properties as of October 10th with 2011 taxes still owing. Tax deeds
are in the process of being recorded transferring ownership to the county.
Director of These properties may still be paid by former owners; however, all years of
taxes, plus interest, penalty, and other costs must be paid. The list shows
Equalization a preliminary minimum sales price; in general we set the minimum sales
price as the greater of the unpaid taxes, costs against the property, and an
Frank Klein estimate for 2014 taxes, OR half of the true and full valuation, whichever is
701-241-5616 greater. In some cases, we are starting lower because of the condition of
the property.
Once the minimum sales prices are set, letters will be sent to city auditors
and townships clerks where property is located to inform them of the
minimum sales price and the hearing date and time. The public auction
under state law is set for the third Tuesday in November, which this year is
November 18th
Sincerely,
//1 /1/7
Michael Montplaisir
County Auditor
SUGGESTED MOTION:
Move to set the minimum sales prices as recommended by the County
Auditor and set the hearing date on the minimum sales prices for 3:30 PM
on November 3, 2014, in the Cass County Commission Room.
Box 2806
211 Ninth Street South
Fargo,North Dakota 58103
Fax 701-241-5728
www.casscountynd.gov
