2014 Cass County Board of Equalization <br /> Brent Johnson <br /> Brent Johnson, at 8504 University Drive S, Stanley Twp, is asking that his valuation be <br /> reviewed. He indicates that there appear to be discrepancies in his assessment and in his <br /> appraisal that was submitted to the local assessor. Mr. Johnson was not able to appear at <br /> the Stanley Twp board of equalization. <br /> Mr. Johnson recently built a 1,809 sq. ft. rambler with an attached garage/shop area on a <br /> rural acreage south of Fargo. An older rental residence is also located on the property. <br /> For 2014, the proposed assessment is agricultural land-$12,300, Residential lot-$75,000, <br /> Residential Structures $307,300 ($254,500 new home+$52,800 rental home) for a total <br /> valuation of$394,600. <br /> The appraisal for mortgage purposes valued the property at $325,000, not considering the <br /> contributory value of the rental. <br /> The house size is listed as 1,990 sq. ft. on the appraisal and assessment record. I <br /> physically measured the exterior and calculated the 1st floor area at 1,809 sq. ft. including <br /> the closet area that extends into the shop area. <br /> Based on the home being 181 square feet smaller than what is indicated, it is my <br /> recommendation to reduce the residential structure assessment $19,900 (181x$110). The <br /> local assessor concurs that an adjustment should be made for the size discrepancy. <br /> If there are other issues, Mr. Johnson is advised to file for abatement of taxes. The <br /> Stanley Township Board would then review the matter and the Cass County Board would <br /> then make a determination. <br /> Suggested Motion: "I move that the Brent Johnson residential structure assessment <br /> be reduced $19,900, as recommended by the Director of Equalization and the <br /> Stanley Twp Assessor." <br />
